Home Pest Prevention: Seal the Gaps You Already Built

Almost everything that protects a house happens at the perimeter, and almost none of it is visible. A door sweep that stopped touching the threshold two winters ago. A hole where an electrician ran a line through the rim joist and nobody came back to foam it. Casing that pulled a sixteenth of an inch off the jamb during a dry January. None of that reads as a design problem. It reads as nothing at all, right up until something is eating the wool in the dining room.

I have written before about humidity and air movement as design variables rather than mechanical afterthoughts. Sealing belongs in that same conversation. The envelope decides what gets into a room, and like the rest of that category, doing it right costs almost nothing at the right moment and a great deal at the wrong one.

Every one of those window units is a joint. So is the threshold, the casing, and the hole behind the baseboards you cannot see.

Prevention and control are two different budgets

Control is what you do after. Prevention is what you do instead, and the gap between the two is not close. By the time most people think about pests there is already visible evidence, a moth near a closet, droppings along a baseboard, a chewed lamp cord, which means the population has been established long enough that a can of spray is not going to resolve it.

The scale of the industry tells you how normal this has become. Residential work accounts for roughly seventy percent of a U.S. pest control market approaching $30 billion, growing at about three and a half percent a year. That growth is not really about companies getting bigger. Housing stock is aging, climates are shifting, and the buildings are losing the argument slowly.

Walk the perimeter with the light held flat

Twice a year, spring and fall, take a flashlight around the outside of the house. Hold it nearly parallel to the wall rather than pointing it straight on. Raking light throws shadows into gaps that direct light flattens out, and you will find things you have walked past for years.

What you are looking for:

  • Utility penetrations. Hose bibs, AC line sets, gas, cable, anywhere a pipe or a wire passes through the wall.
  • Door sweeps and thresholds, checked from inside with the lights off during daylight. If you can see a line of light, something can get through it.
  • Weep holes, open mortar joints, and the sill plate where framing meets foundation.
  • Window frames where the caulk has chalked, cracked, or pulled away.

A mouse needs a gap about the width of a pencil. Insects need far less than that, and moths in particular are looking for somewhere quiet to lay eggs rather than somewhere to live. A caulk gun, a can of foam, copper mesh for the larger holes, and one afternoon covers most of a house. The same work tightens the envelope thermally, so you are paying for one job and getting two.

Interior transitions matter as much as exterior walls

Pests do not stop at the exterior wall, and the routes that matter most are the ones leading into the rooms where the textiles are. Baseboard that has separated from the flooring. The unsealed collar around a supply line under a sink. Toe kicks. Unscreened vents and returns. Old chases in a house that has been renovated more than once.

These are the same joints that leak conditioned air, which is why sealing them shows up on the utility bill as well as in the rugs. Do the under-sink cabinets first. Standing water and an open hole within six inches of each other is the whole invitation.

Older stock in a humid climate stacks the deck

Some regions make this harder than others. Older housing in a humid metro, and much of the Washington, D.C. area is exactly that, combines original millwork that has been moving for a century with the ambient moisture that silverfish and carpet beetles prefer. Add a crawl space and the problem compounds. Seal the gap, then remove what is behind it

A tight envelope handles the traffic coming from outside. It does nothing about what is already indoors and comfortable. The EPA's guidance comes down to three things: food in sealed containers, plumbing leaks repaired, clutter cleared. That gets read as a kitchen instruction, but it applies just as directly to fiber pests as it does to ants.

Keep relative humidity under fifty percent. Store off-season textiles in breathable bags rather than sealed plastic, which traps moisture against wool. Give furniture enough room that the floor beneath it gets vacuumed instead of becoming a permanently undisturbed zone. And do not stack boxes flat against a wall, because the quiet, dark, never-moved corner is the one that gets colonized. When the envelope is no longer the problem

There is a point where this stops being a homeowner job. Recurring sightings after you have sealed properly. Damage to structural wood. An odor you cannot source. Those are signs of an established colony rather than something wandering in, and waiting only widens the repair.

Termites are the expensive version. Industry estimates put annual termite damage in the United States above $5 billion, most of it undetected until it is structural, and most homeowners policies exclude it entirely. A professional brings species identification, the ability to locate a nest rather than guess at one, and treatments that can be applied safely around wool, silk, and antique finishes. That last part matters more than people expect. Aggressive over-the-counter treatment used near good textiles can do as much damage as the pests were doing.

Order of operations

Perimeter first. Then interior transitions. Then humidity and storage. Then a professional, if the evidence persists after all of it. Every layer in that sequence reinforces the same idea, which is that the house should be a harder place to get into than the yard.

Houses should be lived in, and that means accepting that something is always trying to move in with you. The work is unglamorous, it costs very little, and it is the difference between a rug you hand down and a rug you replace.
