What to Get Right Before You Cut a Hole in the Roof

The best room I have seen in a renovated house used to be the worst one. No walls came down, no square footage was added. Someone put one well-placed panel of glass in the roof and the room stopped being a corridor with furniture in it.

That is what overhead glazing does that a window cannot. Sunlight arrives at a high angle, so it travels further into the plan and reaches the dead centre of a house where no wall is available. It is one of the few moves in renovation that changes how a room feels without changing its dimensions.

It is also one of the easiest to get badly wrong, and the failures are expensive because they are in the roof. Almost none of them are failures of idea. They are failures of specification.

More glass is not the goal

The instinct is to ask for the biggest pane the structure will carry. Resist it.

A large panel facing strong afternoon sun delivers glare and heat, and the room ends up with the blinds shut, which is an expensive way to arrive back where you started. A smaller, better-positioned opening will often spread more usable light across more of the day.

Before anything is drawn, spend actual time watching the room. Which hours is it dark? When does direct sun hit the proposed patch of roof? Does anything nearby shade it in winter but not summer? Will the light land on a screen, a television, a polished counter?

And ask whether two modest openings beat one big one. In a long room they usually do, because a single central panel gives you one bright pool and two dim ends. Distribution matters more than area, which is the same argument I make about layering artificial light rather than relying on one bright fixture.

The room decides the brief

A kitchen wants bright, even working light over the island and can take a lot of it. A bedroom wants controlled, softer daylight and will hate a low winter sun angle arriving at seven in the morning. A stairwell or a hall can take almost anything, because nobody sits still in one.

Specify for how the room is used rather than treating every opening as the same product in a different size. This is the step that gets skipped, and it is the one that determines whether the finished thing is a pleasure or a permanent low-grade annoyance.

Orientation is most of the answer

Where the glass faces decides more than what the glass is made of.

North-facing overhead glazing in the southern hemisphere collects useful winter sun and needs shading in summer; in Atlanta it is south-facing that does the same job. West is the difficult one everywhere, because late sun arrives at a low angle with heat behind it and no roof overhang will catch it. Specifying skylights in Sydney is a genuinely different exercise from specifying them in a cooler or cloudier climate, and a glazier who works in one place every day knows the local failure modes in a way a catalogue does not.

Near the coast, salt gets into fixings, seals and frames. That is a materials question, not a glass question, and it is worth asking about separately.

Choosing the glass

Overhead glass sits above people and furniture, which changes what it has to do. Strength, breakage behaviour and fixing method all matter more than they do in a wall.

Laminated safety glass is the usual answer, because the interlayer holds fragments together if a pane breaks. Toughened glass often forms part of a purpose-made unit. The specification should come from an experienced glazier and, on any real span, be backed by engineering rather than assembled from what a website says.

Beyond safety, the useful options are the ones that manage heat without stealing the light:

  • Double glazing — two panes with a sealed cavity, which reduces heat transfer in both directions.
  • Low-emissivity coatings — control radiant heat while letting daylight through, which is the trade you actually want.
  • Solar-control glass — tinted or coated, for genuinely exposed positions.
  • Acoustic build-ups — worth it under a flight path, or if you dislike rain noise directly overhead.
  • Fritted or patterned glass — diffuses hard sun into something softer and adds privacy where you are overlooked.

The dark tint is a trap. Specify glass dark enough and you will find yourself switching on lights under a skylight, which is an expensive joke. Control the heat with coatings, orientation and shading, and keep the visible transmission up.

Shade it from outside if you can

External shading intercepts sun before it passes the glass, which is why it beats an internal blind on physics rather than on taste. Overhangs, external screens, a well-placed tree, or an operable louvre above the panel all do more than a roller blind fitted underneath.

Internal shading still earns its place for glare and for evening, and the products that work overhead are not the same as the ones that work on a wall. If the room already has a treatment scheme, the overhead layer should belong to it rather than arriving as an unrelated white cassette; the logic in using window treatments deliberately applies just as much to a ceiling as to a window.

The parts that fail

Water and condensation cause almost every unhappy skylight I have seen, and they present identically from below.

Water gets in at junctions, not through glass. Flashings, upstands and seals have to work as one connected system rather than as three products fitted by three trades on three different days. Anywhere water can pool against a seal will collect leaves, and that low point becomes the failure point three winters later.

Condensation is the other half. Warm indoor air meets cold glass and runs, which is why kitchens and bathrooms produce more complaints than living rooms do. Thermally efficient glass and framing help, ventilation helps more, and a frame designed with internal drainage handles what is left. If you see a water mark, do not assume a leak until someone has ruled out condensation, because the repairs are completely different.

Fixed or operable

Fixed glazing is simpler, cheaper, more weather-tight and has nothing to service. If the room already ventilates well, fixed is the right default.

Operable glazing earns its keep where warm air needs somewhere to go. In a double-height hall or an open-plan living room, an opening at the highest point will pull cooler air through lower windows, and that stack effect is genuinely effective when the placement is right.

The cost is maintenance and complication: motors, rain sensors, insect screens, and a manual override for the day the power is out. More moving parts, more to service, more to go wrong above your head where nobody can reach it.

Skylight or glass roof

These get talked about as the same decision and they are not. A glass roof covers a whole area — a courtyard, a walkway, an extension, a link between two parts of a building — and becomes an architectural element in its own right.

Because the glazed area is so much larger, heat and drainage stop being details and become the design. The framing grid also sits in the view, so its proportions have to be resolved visually, not only structurally. A grid that engineers beautifully can still look like scaffolding from underneath.

For a single dark room, a targeted skylight usually delivers the same daylight for a fraction of the structural work. Scale the intervention to the problem.

Decide how it gets cleaned before you order it

Overhead glass collects dust, pollen, leaves and bird droppings, and rain does not deal with any of it. A skylight nobody can safely reach becomes a permanently cloudy panel, and the whole point of the exercise quietly evaporates.

Work out the access before the order goes in. Can it be cleaned from inside? Is there safe roof access? Will leaves gather at the flashings? Who checks the seals and the drainage channels, and how often? Designing for professional maintenance from the start is cheaper than discovering later that there is no way to do it.

What good looks like

A well-specified overhead opening is unremarkable. Light arrives where it is wanted, rain leaves cleanly, the room stays comfortable in August, and the glass looks like it was always part of the building rather than an operation performed on it.

That effortlessness is entirely the product of decisions made before anything was cut. Watch the sun, pick the glass for the actual exposure, get the flashing and the ventilation coordinated by people who talk to each other, and plan the cleaning. The same restraint that makes a layered room work applies here: fewer, better-judged moves, in the places that cannot be undone.
