For homeowners or builders planning a home renovation, a house flip, staging an Airbnb, or those looking to increase the value of their investment, here are a few tips to maximize the budget. 

Thoughtful Design Choices

Before you start demolition or finalize the layout, walk through the space to gain a fresh perspective. Ask these questions:

  • What’s missing?

One of the easiest and most cost-effective design solutions is simply a new coat of paint or fresh wallpaper. No hammers and no heavy equipment required, but the space will still feel brand new.

Marble countertops and custom walnut cabinetry look incredible, but they’re out of reach for most budget-savvy bath remixes or kitchen renovations. There are more affordable options with an equal visual appeal and a much lower price tag. 

For countertops, consider engineered quartz, porcelain, or concrete countertops. They’re all highly durable and can have the look of marble but fall within a tight budget. For cabinets, try plywood or ready-to-assemble options. They can still be customized or refinished to match the overall interior design. 

Design For Living Well

Living well is about more than ROI or trending designs. It’s thoughtful choices that impact the daily experience of living in this space. It’s often the driver behind a refresh, even if it’s not explicitly mentioned. 

How will you design to curate the mood of a space? Lighting, color, and layout are the three most impactful design elements for setting this tone. The next layer is creating designated spaces where you will actually enjoy the space. 

  • A well-lit reading nook

  • A welcoming entryway

  • An open concept living or bedroom

  • Space for ergonomically arranged furniture

  • A plant wall or indoor garden

  • Lots of natural light

Design a space with touches that reflect your personality and support the lifestyle you want, or that appeals to your market. 

Use Every Square Foot

If you’re changing the layout of a space, this is your opportunity to choose exactly how each inch will be used. Maximizing every inch of available square feet doesn’t mean you fill them. It means there’s a purpose behind how they’re used. 

And this should influence every design decision that comes later. Open wall space, strategically built-in storage, interior steps, thoughtful use of corners and hallways, and other intentional choices. This is where you plan for functionality, not just beauty.

What Can You Reuse, Repurpose, or Resurface?

You don’t have to start every project from scratch. There are often several opportunities to preserve materials and give them a new life or a new look..
